Starting from scratch? Begin with your sphere of influence. List everyone you know for warm leads. They tend to convert faster than cold ones. Let’s assume your sphere consists of 300 people. Each of them knows a hundred others. You now have a pool of 30,000 potential leads! But remember, traditional marketing techniques won’t suffice. Modern marketing strategies are the need of the hour.
Next, I suggest leveraging YouTube, the world’s second-largest search engine. Regular content on YouTube improves your visibility on Google, the largest search engine. It also allows you to engage with potential buyers and sellers early in their property journey. And guess what? The videos you upload stay there indefinitely, providing a long-term lead source.
Consider micro-content as your third lead source. You can create micro-content from your YouTube videos and post as 60-second clips on platforms like TikTok, Instagram Reels, and YouTube Shorts. Engaging and informative content can attract more views and shares.
Fourth, consider establishing a vendor referral partnership program. It allows you to tap into a network of local businesses and service providers who come into contact with potential leads daily. It’s about extending your network beyond typical vendors and connecting with other service providers. These could be hairdressers, landscape companies, or pet grooming services.
Lastly, pay attention to realtor-to-realtor referrals, often neglected but with high conversion potential. The key here is systemized follow-up for regular, consistent outreach.
